COMMERCIAL PROJECT: Village Green – Gilroy, CA
Village Green Homeowners Association is a great example of how Landscape Innovation Inc. uses a site-specific model to save millions of gallons of water.
Village Green is a site which averaged over eight million gallons of landscape water per year at a cost of $47,519. After an initial investment of $14,500 and a monthly monitoring fee of $200 the group will have spent $16,900 the first year. After one year, savings from reducing water usage have totaled nearly 4,000,000 gallons and $25,000! The first year RETURN ON INVESTMENT was $8,100. It is estimated that over a three-year period, their total savings will be well over 10,000,000 gallons of water and over $50,000!

COMMERCIAL PROJECT: nOB hILL sHOPPING cENTER, gILROY, ca
Gilroy Town Place Shopping Center is a strategically situated neighborhood shopping center. The minimal landscaping, t beautifully showcases the classic architecture of the buildings.
This project started in April, 2010, and the one-year schievements included cutting water usage by 942,000 gallons, and saving $6,120. For that first year the site is at a 75% savings.

COMMERCIAL PROJECT: McDonalds, gILROY, ca
Two fast food restaurants located across town from each other and interested in conserving water and saving money came on board in the Fall of 2010.
The project started in October, 2010, and has shown significant early results, both in saving irrigation water and money, but in improving the appearance of the restaurants. There are two locations being managed. The First Street restaurant is located on the corner of the Nob Hill Shopping Center, which we also manage.
The Arroyo Circle restaurant is on the corner to the entrance of the Gilroy Premium Outlets.
COMMERCIAL PROJECT: LaCrosse Village Apartments, Morgan Hill, CA
This project has been managed for two years. We cut water usage in the first year by 1,189,320 gallons. The savings that first year was $4,670. In the second year we cut water usage by 1,962,004 gallons, and we saved $4,987. In the first year there was a 25% savings, and in the second year there was a 40% savings.
COMMERCIAL PROJECT: PEPPERTREE, SAN JOSE, ca
Park Villas-Peppertree is located in the heart of San Jose.
The cluster home design of 176 townhomes includes extensive landscaping. This project began in early 2011 with upgrades expected to be complete in June, when the savings will begin.
